Feedback sought on Pennyfarthing’s plan for 170 homes on site north of Manor Road in Milford
JUNCTION improvements at Everton and a £1m contribution to Milford Primary School are two of the community enhancement projects set out as part of plans for 170 new homes.
The scheme to develop a site north of Manor Road in Milford is currently the subject of a public consultation, ahead of a full planning application by developer Pennyfarthing Homes, which will be submitted to New Forest District Council in 2025.
Feedback is wanted by the developer on a number of elements of the scheme, including public open space and new footpaths.
Pennyfarthing has revealed that the proposed scheme will feature a mix of one to five-bedroom properties designed to cater for a diverse range of residents including first-time buyers, growing families and downsizers.
Eighty-five of these homes, or 50% of the development, will be designated as affordable housing either for first-time buyers or to rent through social landlords such as housing associations. The new homes will feature energy-efficiency measures including air source heat pumps and access to electric vehicle charging points.
The principal of development on the former greenbelt site has already been agreed as part of New Forest District Council’s Local Plan, which was published in 2020.
An outline planning application for up to 170 homes was then submitted by the developer in 2023, and this received endorsement from NFDC’s planning committee in February 2024.
The housebuilder says the future development will include substantial areas of new public open spaces and footpaths for wider community benefit.
Infrastructure upgrades will also be delivered as a result of the development. These include offsite highways works including a signalised junction at Lymington Road and a £1m payment to Milford Primary School.

Milford is a highly-sought-after area where affordable housing is often in short supply. Our goal is to provide local residents with the opportunity to stay in the area they cherish.
“Pennyfarthing Homes is now preparing the reserved matters details of the scheme; to show the layout, design of housing and the landscaping details for the site, which will be submitted in 2025.
